Fix the cause, not the symptom

You'll usually hear two answers to these problems: patch it again, or rip the whole floor out. The right answer is usually neither.

Every one of those symptoms maps to a cause. A crack running straight across several tiles is a slab crack telegraphing through. Grout that fails in the same corner every year is a movement joint that someone filled with grout. Shower grout that keeps going dark means water is sitting behind it. Patching over the symptom buys months; tearing everything out is often overkill. We diagnose what's actually moving or leaking, fix that, and then repair the surface — so the repair holds.

Regrouting the right way

Regrouting isn't smearing new grout over old — that peels off within a season. We rake the old grout out to proper depth, clean the joints, and regrout with epoxy. Unlike cement grout, epoxy doesn't absorb water — which is why it doesn't go dark, stain, or crumble again.

When repair is honest — and when it isn't

If the tile is sound and bonded, a targeted repair is legitimate and costs a fraction of a new floor. But if the waterproofing behind a shower has failed, a surface repair won't hold, and we'll tell you that instead of taking your money for a patch. You get an honest read on which situation you have — then you decide.

That's the signature of a slab crack underneath, telegraphing through tile that was bonded directly to the concrete. Replacing the cracked tiles without addressing it means the new ones crack in the same line — which is why repairs over slabs get an uncoupling membrane: a thin layer between the concrete and the tile that lets the slab move without dragging the tile along.
Not always, but if the waterproofing behind the tile has failed, surface repairs won't hold. We assess it and tell you plainly whether a targeted repair or a rebuild of the wet area is the right call.
